A file is sold once, to one buyer. It is never resold, recycled, or offered to a second party. When you buy a file, the research is yours.

The guarantee

Every fact we cite — death, deed, delinquency, recorded liens, docket status — is sourced to the public county record, book and page. If any cited fact fails to verify against the county record within ten days of delivery, full refund.

Equity figures are estimates based on comparable sales and the recorded lien picture, delivered with our comp basis so you can underwrite it yourself. Estimates are not covered by the refund guarantee; cited facts are.

What we don't do

We research property, title, death, and equity — all public record. We do not identify, locate, or contact heirs, and we perform no skip tracing. Heir and family work stays with your team, on your license and your judgment. That keeps the work clean for everyone and keeps you in control of client contact.
